S J Treloar & Associates are a medium sized practice of chartered building surveyors, who provide an efficient service in the management and development of our clients' property portfolios.

Architectural Services & Design
S J Treloar & Associates have a wide ranging experience in architectural design, varying from complex commercial and residential design to domestic extensions or alterations. We are a professionally staffed office and are equipped to design buildings which meet every need. S J Treloar & Associates are able to provide a full design service from undertaking measured surveys and feasibility studies, through to detailed working drawings.

Asbestos Survey
S J Treloar & Associates (Environmental) Ltd provide asbestos surveyors accredited by the British Institute of Occupational Hygienists. Our surveyors have considerable knowledge of construction and its processed which make us more circumspect and efficient at identifying possible Asbestos Containing Materials (ACM's).

Conservation & Historic Buildings
The first contact that many people have with Building Conservation is likely to be when they are faced with work to a Listed Building. Suddenly a wall of 'officialdom' seems to descend which constrains and restricts any alteration, demolition, adaptation or adjustment. S J Treloar & Associates are able to advise on all issues relating to matters of conservation.

Decent Home Fitness Survey
In 2001 approximately 1.6 million social rented home were designated as non-decent following the 2001 English House Condition Survey. The Government subsequently established a target to ensure that all social housing meets set standards of decency by 2010. This standard is known as the Decent Homes Standard.

Project Management
Many companies prefer to retain overall control of their own development schemes, but with the complexity and sophistication of current building methods, few have the capability to commit the management time and resources necessary for the successful day to day supervision of a project.

Remodeling & Refurbishment
S J Treloar& Associates have extensive experience undertaking Remodelling & Refurbishment schemes for a variety of clients ranging from educational providers through to social landlords. We are able to provide a full design service from undertaking measured surveys and feasibility studies through to detailed working drawings and full project management if necessary.

Partnering
Partnering has been shown to yield significant savings in time and in the cost of projects. S J Treloar & Associates have considerable experience of partnering with Registered Social Landlords. Team working is an important element of partnering and S J Treloar & Associates are able to provide a competent team to work with our clients.

HMO & Fitness Standards Survey
HMOs fall under the Housing Act 1985 and are governed by Local Authority. Section 352 of the Housing Act requires each HMO to be fit for the number of occupants. Confusion very often arises as each Local Authority interprets the legislation differently and produces their own fitness standards as a way of enforcing the legislation. These fitness standards vary between different Authorities.

Housing Health and Safety Rating Scheme
From 6 April 2006 the Housing Health & Safety Rating System replaces the housing fitness standards previously set out in the Housing Act 1985. The HHSRS will now cover Houses in Multiple Occupation under the same legislation.

SJ Treloar & Associates can confirm that on 6th April 2006 licensing for HMO's will come into force across England. This is borne out of the Housing Act 2004. Mandatory licensing is required for large high risk HMO's, but Local Authorities also have the discretion to licence other categories of HMO's.

Property Surveys
S J Treloar & Associates can offer a wide range of property surveys varying from large scale stock condition surveys to residential/commercial acquisition surveys.

Construction Regulations
The Construction (Design and Management) Regulations (CDM) provide the framework for managing health and safety during the construction, repair, maintenance and demolition of building works. They impose statutory duties on clients, designers, planning supervisors and contractors.
