Energy Performance Certificates

Do I need an EPC?
An EPC is an Energy Performance Certificate. Under the requirements of the Energy Performance of Buildings Regulations 2007, from the 1st October 2008, it is now required that EVERY building, both commercial and domestic, that is constructed, sold, or let, must have an Energy Performance Certificate. This then gives the purchaser a clear indication about the energy performance of the building. As a result, a calculation will need to be made as part of a building control application to meet Approved Document L of the building regulations, or when you sell or let your building.

This Grade II listed building includes new Sedbuk Grade A rated boilers, insulation, energy performance, ECO and other sustainable features.

How is an EPC carried out?
An EPC is calculated by looking at the way the building is constructed and heated. This then calculates the energy efficiency, and rates it in a band between a-g, with A being the most efficient, and G being the least.

For commercial properties, an SBEM (Simplified Building Energy Model) calculation will be required. These are more lengthy than an EPC and require more information to be collected about how the building is constructed and heated.

Do I need to display my EPC or provide a DEC?
Only if the building:

  • Is over 1000 sqm
  • Provides services to the general public (eg office, public library etc)

If the building fits one of these criteria, then a Display Energy Certificate (DEC) will be required. This is like an EPC certificate, and shows the banding of the building between A being the most efficient, and G being the least. However this needs to be publicly displayed inside the main entrance of the building for the public to see.
